AIPIS 100 lays a solid foundation for our three-course series. It contains all of the basic tools and knowledge that you will need to start you on your way to becoming a qualified investment property professional.

This beginning course teaches general fundamentals of successful investing. Other detailed content will train you to assist clients in identifying the most appropriate investment properties for inclusion in their real estate portfolios, and/or for inclusion in yours as well!

After successful completion of this course, a student will be able to:

  • Recognize and apply the “Ten Commandments of Successful Investing”
  • Distinguish among the different classes of investment  property
  • Recite and understand the components of an I.D.E.A.L. investment
  • Recognize the four factors affecting property value generation
  • Define what is meant by “cyclic market” and “linear market”
  • Compute projected returns on investment (ROI)
  • Compute the “Hartman Risk Index”  (HRI)
  • Understand the characteristics of a “Good Deal”

Students will meet the objectives listed above through a combination of the following activities within the course:

  1. Listening to the audio textbook while studying the related PowerPoint presentations that are offered in the learning management system
  2. Completing and passing two quizzes
  3. Reviewing the textbook; completing calculations and studying the various investment scenarios presented
  4. Reviewing the government forms that are provided for further study

The two courses that follow in the series, AIPIS 200 and 300, will hone your skills even further. They will address the nuts and bolts of finding, buying, and selling investment property. They will also introduce you to all of the various tax laws and forms and will lay out the necessary tools that are required to run a profitable investment property business.

AIPIS 200 contains the investment philosophies and strategies of the successful income property investment specialist. This course has a prerequisite of grade “C” or better for AIPIS 100. The course is divided into two sections. The first section focuses on proper investment philosophy, while the second section describes various income property investment strategies. These are some of the topics included:

  • Wall Street and the Stock Market Contrasted with Real Estate Investing
  • How to Find, and Qualifications for a Consulting Real Estate Professional
  • How to Select Investment Property
  • How to find the Right Real Estate Market
  • Developing Offers and Counter-Offers
  • Closing Processes for All Types of Investment Real Estate
  • Financing Options; Qualifying for Loans
  • What Every Investor Needs to Know About Working with Lending Institutions
  • What Every Investor Needs to Know About Working with the Seller’s Realtor
  • How to Find Tenants; How to Screen Tenants
  • How to Work Effectively with Others

AIPIS 300 is the final course in the program. It is designed to take the skills and tools developed in the first two courses and place them over a management and financial framework. This course has a prerequisite of grade “C” or better for AIPIS 200. With the completion of the AIPIS 300, a student earns their certification and is acknowledged as an Accredited Income Property Investment Specialist. These are some of the topics included:

  • The Investment Property Life Cycle
  • When to Sell Property
  • How to Sell Property
  • Creating a Brand; Marketing a Real Estate Business
  • When to Hire the First Employee and Who That Will Most Likely Be
  • An Introduction to the Platinum Property Investors Network
